Commercial Market Update – Parramatta Cityscope

The latest research from Parramatta Cityscope shows that commercial property sales have decreased in number but increased in total sales value. For the three months to September 2016, there were 14 sales at a total value of $139 million, compared to 28 sales at a total value of $136.8 million for the previous quarter. The figures for the year to September 2016 are considerably down, with 99 sales at a total value of $492.2 million, compared to 178 sales at a total value of $790.3 million for the previous year.

Notable sales in the September 2016 update of Parramatta Cityscope include:

  • New Century Centre, a 12-level office building with retail on the ground floor and parking for 172 cars, at 18 Smith Street, Parramatta, which was bought for around $85 million;
  • Wentworth Place, a seven-storey office building with retail on the ground floor and basement parking for 91 cars, at 9 Wentworth Street, Parramatta, which was bought for $42.21 million; and
  • A three-storey office and retail building with parking for 10 cars, at 6 Palmer Street, Parramatta, which was bought for $3.45 million.

Parramatta Cityscope Quarterly Sales

Properties listed as for sale in the September 2016 update of Parramatta Cityscope include:

  • A three-storey office building with parking for four cars, at 38 George Street, Parramatta, which is to be auctioned on 30 September 2016 by Khoury & Partners and Cushman & Wakefield;
  • Albion Hotel, a one-and-two-storey pub with parking, at 135 George Street, Parramatta, which is available through Khoury & Partners; and
  • A three-storey retail building with parking for six cars, at 292 Church Street, Parramatta, which is to be auctioned on 18 October 2016 by Ray White Commercial NSW.

Properties with leasing opportunities listed in the September 2016 update of Parramatta Cityscope include:

  • 56 Station Street East, Harris Park, a 12-level office building with retail on the ground floor and three levels of parking for 206 cars, which has office space of 121 to 6,000 sqm for lease through CBRE;
  • Two six-storey office buildings with retail on the ground floor and parking for 103 cars, at 75 George Street, Parramatta, which have office space of 282 to 1,888 sqm for lease through CBRE and JLL; and
  • A 13-storey office block with retail on the ground floor and basement parking for 47 cars, at 126 Church Street, Parramatta, which has office space of up to 1,800 sqm for lease through Colliers International and CBRE.
