Commercial Market Update – Pyrmont-Ultimo Cityscope

This quarterly update of Pyrmont-Ultimo Cityscope shows an increase in sales value, with a total of 46 sales at a value of $52.7 million, compared to 42 sales at a total value of $30.1 million for the quarter ending April 2016. The 12 month total sales figure stands at $548.1 million for the year ending July 2016, with 185 sales recorded over that period. This is in comparison to the previous 12 months when the year ending July 2015 had 144 sales, totalling $648.1 million.

Notable sales in the areas covered by Pyrmont-Ultimo Cityscope for the July 2016 update include:

  • Australian Hotel, 100-102 Broadway, Chippendale, a 1938 three storey brick pub in the Inter-war Functionalist style, which was bought for approximately $20 million through Ray White Hotels; and
  • Terminus Hotel, 61 Harris Street, Pyrmont, a two storey brick heritage building with a rendered parapet, built in 1915 in the Federation Free style, which was bought for $4.75 million through JLL Sydney and Ray White Hotels.

Properties for sale in the latest update of Pyrmont-Ultimo Cityscope include:

  • 232-236 Cleveland Street, Chippendale, a two storey commercial building with off-street parking for eight cars and which last traded at $4.7 million in 2002, available through DB Property and Hartigan Bolt; and
  • 461-461A Harris Street, Ultimo, a two storey sandstone building on a site area of 243 sqm, available at an asking price of $4.49 million through Silver & Co.

Leasing opportunities listed in the July 2016 update of Pyrmont-Ultimo Cityscope include:

  • 100 Harris Street, Pyrmont, the former Schute, Bell, Badgery and Lumby Store, a five and six storey brick commercial building built in 1919 as a woolstore, which has office space of 750 to 6,000 sqm for lease through Karbon Property; and
  • 19 Harris Street, Pyrmont, an A-grade office building with seven levels of office space and two levels of basement parking for 138 cars, which has 200 to 1,926 sqm for lease through Savills and Karbon Property.
