Commercial Market Update – Norwest Cityscope

The latest research from Norwest Cityscope shows an increase in the total value of sales over the last quarter. For the three months to July 2016, there were 27 sales at a total value of $78.5 million, compared to the 35 sales at a total value of $58.5 million for the three months to April 2016. This data brings the 12 month total to $558.7 million, a substantial increase from the $252.4 million recorded the same time last year.

Notable sales recorded in the July 2016 update of Norwest Cityscope include:

  • 22B Norewest at 22 Brookhollow Avenue, Baulkham Hills, a seven-storey building consisting of 10,299 sqm office and showroom space, serviced apartments known as Adina Apartment Hotel on the upper levels, providing 109 rooms and parking for 330 cars, which sold for $60 million; and
  • A two and three storey office building with undercover and on-grade parking for 40 vehicles on a 981 sqm parcel at 34-36 Brookhollow Avenue, Baulkham Hills, which sold for $5.5 million.

Significant properties for sale in the July 2016 update of Norwest Cityscope include:

  • Two 2 storey office buildings with warehouse space situated on a 5,995 sqm block at 18-20 Brookhollow Avenue, Baulkham Hills and a 6,620 sqm block at 14-16 Brookhollow Avenue, Baulkham Hills, available through Colliers International – Parramatta and PRD Nationwide (Norwest);
  • Unit 6A, a 205 sqm suite on the ground floor in the Meridian Business Centre at 5-7 Meridian Place, Bella Vista is for sale through Coutts Real Estate;
  • Suite A309 in Building A of Norwest Sky City at 20 Lexington Drive, Bella Vista, a modern commercial/warehouse complex with car parking for 1,000 vehicles; the unit comprises a 61 sqm office space on level 3 and 3 car spaces and is for sale through Norwest Commercial and Industrial; and
  • Suite 208 in Zhen: Norwest, at 33 Lexington Drive, Bella Vista, a five storey building with four levels of office space and ground level retail; the unit comprises a 71 sqm office space on level 2 and 3 car spaces and is for sale through Hills Commercial Real Estate.

Significant leasing opportunities in Norwest Cityscope include:

  • The Vantage Building at 7-9 Irvine Place, Bella Vista, a five storey commercial building with a cafe at ground level and undercover parking, with a net lettable area 12,760 sqm, has office space ranging from 610 sqm to 3,319 sqm for lease through Coutts Real Estate – North West and Norwest Commercial and Industrial Real Estate;
  • A two storey office and warehouse building with on-grade parking for 140 cars at 7 Maitland Place, Baulkham Hills, has office and warehouse space of up to 6,193 sqm for lease through PRD Nationwide (Norwest);
  • B Braun Australia Corporate Headquarters at 17-19 Lexington Drive, Bella Vista, a two storey commercial building with commercial and warehouse space and basement parking, has 1,996 sqm of warehouse space and 1,144 sqm of office space for lease through Norwest Commercial and Industrial Real Estate.
