Commercial Market Update – North Sydney Cityscope

The latest research from North Sydney Cityscope shows sales have increased in total value in the quarter to July 2016. Sales recorded in the most recent quarter totalled $430.7 million from 67 sales, an increase in total value compared to the $420.8 million from 42 sales in the quarter to April 2016 and the $232.1 million from 63 sales in the quarter to January 2016.

This quarter brings the twelve-month total value of sales to $2.022 billion, an increase from the $1.758 billion recorded for the previous year.

Notable sales for the July 2016 update of North Sydney Cityscope include:

  • CIMIC House at 472 Pacific Highway, a six-storey office building with a net lettable area of 4,833 sqm and 486 Pacific Highway, St Leonards, an 11-storey office and retail building with a net lettable area of 6,785 sqm and basement parking for 180 cars, which were bought for $152.1 million;
  • Symantec Place at 181 Miller Street, North Sydney, a 13-storey office and retail building with a net lettable area of 12,074 sqm and basement parking for 125 cars, which was bought for $101 million; and
  • 79 Lithgow Street, St Leonards, a three-storey office building with a net lettable area of 1,116 sqm and parking for 31 cars, 77 Lithgow Street, St Leonards, a two-storey office building with parking for 21 cars, 75 Lithgow Street, St Leonards, a three-storey office building with a net lettable area of 1,607 sqm and parking, and 86-88 Christie Street, St Leonards, a two-storey office building with a net lettable area of 1,468 sqm with basement parking, which sold together for approximately $90.63 million.

North Sydney Cityscope Quarterly Sales

Properties for sale in the areas covered by North Sydney Cityscope include:

  • 21 Chuter Street, McMahons Point, a two-storey office building with a net lettable area of 248 sqm, available through Hartigan Bolt; and
  • Unit 37 at 44 Miller Street, Kirribilli, a 119-sqm office suite on level five and a car space in basement, available through Prime Commercial St Leonards.

Leasing opportunities in the areas covered by North Sydney Cityscope include:

  • 124 Walker Street, North Sydney, an 18-storey office building with basement parking for 80 cars, which has office space of 375 to 2,000 sqm available through Colliers International and Cadigal Office Leasing; and
  • 170 Pacific Highway, Greenwich, a five-storey office and retail building with basement parking for 129 cars, which has office space of 1,000 to 2,500 sqm through Cadigal Office Leasing.
