Commercial Market Update – Docklands Cityscope

The latest research from Docklands Cityscope shows that commercial property sales have decreased in number but increased in total sales value. For the quarter to July 2016, there were 7 sales at a total sales value of $28.2 million, compared to 11 sales at a total value of $4.2 million for the previous quarter. The yearly figures have declined in both number and total value, with 46 sales at a total value of $318.9 million for the twelve months to July 2016, compared to 56 sales at a total value of $1.064 billion for the previous year.

Notable sales in the July 2016 update of Docklands Cityscope include:

  • A development site at 847-869 Bourke Street, Docklands, which is to be two residential towers, one of 15 levels and one of 40 levels, over a shared retail/commercial podium, which sold for about $21.85 million;
  • Office unit 213AW in Waterfront City Stage 1 at 425-441 Docklands Drive, Docklands, which sold for $3 million; and
  • Shop G05 at 852 Collins Street, Docklands, a 147-sqm retail unit, which sold for about $1.13 million.

Properties listed as for sale in the July 2016 update of Docklands Cityscope include:

  • The Gauge, an eight storey office building with retail on the ground floor and parking for 54 cars at 825 Bourke Street, Docklands, available through Colliers International and expected to fetch about $80 million; and
  • A six storey office building with retail on the ground floor at 990 La Trobe Street, Docklands, available through JLL Adelaide.

Leasing opportunities listed in the July 2016 update of Docklands Cityscope include:

  • A ten storey office building with retail on the ground floor and parking for 174 cars over three levels at 818 Bourke Street, Docklands, which has office space of up to 3,600 sqm available through JLL and retail space of 245 sqm available through Savills;
  • Lifestyle Working Collins Street, a six storey office building at 838 Collins Street, Docklands, which has office space of up to 1,946 sqm for lease through Colliers International; and
  • A 22 storey office building with retail on the ground floor and parking for 70 cars at 720 Bourke Street, Docklands, which has office space of 317 sqm on level 12 and 974 sqm on level 15 for lease through Colliers International.
