Commercial Market Update – South Sydney Cityscope

The latest research from South Sydney Cityscope shows property sales for the quarter to June 2016 have decreased in terms of total value. Sales recorded in the most recent quarter totalled $280.2 million from 41 sales, as compared to the $286.9 million from 51 sales in the quarter to March 2016 and the $388.6 million from 64 sales recorded in the quarter to December 2015. This quarter brings the 12 month total value of sales to $1.118 billion from 246 sales, a decrease from the $1.387 billion from 357 sales recorded for the previous year.

Notable sales in the June 2016 update of South Sydney Cityscope include:

  • The freehold of two on-site car parks, one being the Media City at 2 Central Avenue, Eveleigh and the other, Biomedical Building at 3 Henderson Road, Eveleigh, was sold together with a development site at 5 Henderson Road for a total of $74.5 million
  • The freehold of National Innovation Centre at 4 Cornwallis Street, Eveleigh and the Locomotive Workshop Building at 2 Locomotive Street, Eveleigh, was sold together for a total of $70 million
  • A high-clearance brick warehouse with office space at 546-548 Gardeners Road, Alexandria on a 25,320 sqm site was bought for $35 million.

Properties listed as for sale in the June 2016 update of South Sydney Cityscope include:

  • A high-clearance workshop with a separate two storey office building with a large bus bay and parking area on a 2,680 sqm site at 9 Bradford Street, Alexandria for sale through Knight Frank;
  • Two office complexes at the Metrolink Corporate Park consisting of Tower A, a seven storey building with lettable area of 12,700 sqm on a 3,902 sqm site, Tower B, a seven storey building with lettable are of 10,253 sqm on a 2,812 sqm site for sale together with the Metrolink Corporate Park Car Park Building, a 12 level car park with 544 car parking bays on a 2,893 sqm site located at 197-201 Coward Street, Mascot are for sale through JLL and CBRE.

Leasing opportunities in the June 2016 update of South Sydney Cityscope include:

  • A large modern high clearance warehouse with a three storey office section and basement parking at 19 O’Riordan Street, Alexandria, has industrial/warehouse space ranging from 2,496 to 6,720 sqm for lease through Link Property Services and Colliers International Sydney South
  • A warehouse built in 1994 and refurbished in 2003 with mezzanine offices at 1-3 Ellis Avenue, Alexandria, has warehouse and office space ranging from 777 to 3,764 sqm for lease through Cushman & Wakefield and Furneaux Property
  • Discovery Cove Industrial Estate at 1801 Botany Road, Banksmeadow, a complex of warehouse buildings with mezzanine and two storey office sections and some three storey office has warehouse and office space ranging from 1,500 to 2,500 sqm for lease through CBRE South Sydney and Goodman International
  • Alexandria Industrial Estate at 46-64 Maddox Street and 35-39 Bourke Road, Alexandria, consisting of 10 single and two storey high-clearance warehouse buildings has industrial warehouse areas ranging from 971 to 2,037 sqm for lease through Goodman International.
