Commercial Market Update – Chatswood Cityscope

The latest research from Chatswood Cityscope shows property sales have increased in value for the quarter to June 2016. There were 29 sales recorded in the most recent quarter with a total value of $231.4 million, compared to 36 sales recorded to March 2016 with a total value of $55.3 million and 39 sales for a total of $71.2 million for the quarter ending December 2015. The 12 months leading up to June 2016 recorded 134 sales for a total of $433.3 million, a significant increase from 123 sales for a total of $327 million recorded over the previous year.

Recent standout sales in Chatswood include:

  • A 50% interest in 821 Pacific Highway, Chatswood, a 21 storey building with retail on the ground floor and a 50% interest in 821 Pacific Highway, Chatswood, a 21 storey building with retail space on the ground floor, together a twin tower A-grade office complex with a net lettable area of 44,300 sqm, which were bought together for $139.5 million through Savills and CBRE
  • The leasehold expiring July 2112 of Civic Plaza 88 development, 88 Archer Street, Chatswood, a development at full height that will be a nine level serviced apartment building with ground floor retail, which was bought for $41 million
  • 4 Frederick Street, St Leonards, a single storey warehouse on a site area of 5,789 sqm, which was bought for $14.1 million.

Properties for sale in Chatswood in June 2016 include:

  • 15 Help Street, Chatswood, a nine storey office building with basement parking and a net lettable area of 5,407 sqm available through Knight Frank Sydney
  • 72 Whiting Street, Artarmon, a three storey building with an office to the front, warehouse to the rear, and parking on the ground level, to be auctioned July 12, 2016 through Colliers International North Sydney and Cushman & Wakefield.

Significant leasing opportunities in Chatswood Cityscope in June 2016 include:

  • 4 Broadcast Way, Artarmon, a five level building with secure underground parking, which has office areas from 1,000 to 2,367 sqm for lease through CBRE and GJS Property
  • 495 Victoria Avenue, Chatswood, a 13 storey office tower, which has office space ranging from 850 to 5,500 sqm (whole and part floors) for lease through Colliers International North Sydney and Cadigal Office Leasing
  • 12 Help Street, Chatswood, a 14 storey office building with three levels of basement parking for 193 cars, which has office areas of up to 7,000 sqm for lease through JLL North Sydney and Cadigal Office Leasing.
