Commercial Market Update – Chapel Street Cityscope

The latest research from Chapel Street Cityscope shows sales have decreased in the quarter to May 2016. There were 12 sales at a total value of $128.6 million in the latest quarter, compared to the 10 sales at a total value of $161.8 million in the previous quarter. Sales for the year to May 2016 have increased compared to the previous year, with 44 sales recorded at a total value of $495.2 million, compared to the 38 sales at a total value of $188.4 million.

Notable sales in the May 2016 update of Chapel Street Cityscope include:

  • Vogue Plaza at 670 Chapel Street, South Yarra, comprising retail section on ground floor, levels one and part two and three plus basement levels two and three in the Vogue South Yarra development, which sold for $92 million;
  • 230-234 Toorak Road, South Yarra, an older art deco style two storey building with shops at street level and medical suites above on a site of 773 sqm, which sold for $9.225 million; and
  • 85 Toorak Road, South Yarra, an older style two storey retail building on a site of 297 sqm and 87 Toorak Road, South Yarra, a two storey retail building on a site of 290 sqm, which sold together for $4.55 million.

Properties for sale listed in the May 2016 update of Chapel Street Cityscope include:

  • 192-194 Commercial Road, Prahran, a two storey retail building on a site of 428 sqm, which is for sale by auction in June through Allard Shelton;
  • 146 Toorak Road, South Yarra, a two storey brick office building with a single-storey concrete extension, which is for sale by expressions of interest through CBRE Melbourne; and
  • 647 Chapel Street, South Yarra, a two storey showroom with a studio on the first level on a site of 236 sqm, which is for sale by auction in June through Fitzroys.

Leasing opportunities listed in the May 2016 update of Chapel Street Cityscope include:

  • 219 Commercial Road, South Yarra, a single storey brick retail building, which has 455 sqm of retail space available through CVA Property Consultants;
  • Retail space of 383 sqm in the Luxton Prahran Apartments at 18-30 Chatham Street, Prahran available through Savills; and
  • Her Majesty’s Apartments development at 134-144 Toorak Road, South Yarra, to be a four storey residential and commercial building, which has retail space of 208 sqm on the ground level and office space of 200 sqm on level one for pre-lease through TeskaCarson.
