Commercial Market Update – North Sydney Cityscope

The latest research from North Sydney Cityscope shows sales have increased in total value in the quarter to April 2016. Sales recorded in the most recent quarter totalled $422.5 million from 42 sales, an increase in total value compared to the $232.1 million from 63 sales in the quarter to January 2016 but a decrease compared to the $938.8 million from 76 sales in the quarter to October 2015. This quarter brings the 12 month total value of sales to $2.049 billion, an increase from the $1.47 billion recorded for the previous year.

Notable sales for the April 2016 update of North Sydney Cityscope include:

  • Innovation Place at 100 Arthur Street, North Sydney, a 23 storey office building comprising retail space on the ground floor, a three level podium and parking for 141 vehicles over three basement levels, which sold for over $315 million;
  • 90 Mount Street, North Sydney, an 11 level office building comprising seven office floors, retail space on the ground and lower ground floors and two levels of basement parking for 50 vehicles, and Zenith House at 100 Mount Street, North Sydney, a seven storey office building with basement parking for 17 cars, which sold together for $41 million; and
  • 39-47 Albany Street, Crows Nest, a three storey office building with basement parking for 40 cars, which sold for $13.345 million.

Properties for sale in the areas covered by North Sydney Cityscope include:

  • Playfair House at 2 Ridge Street, North Sydney, a three storey office building with a net lettable area of 312 sqm on a site of 216 sqm, available through First National North Sydney; and
  • Lot 4 at 172 Pacific Highway, North Sydney, an office suite comprising 30 sqm on the ground floor and 65 sqm on the first floor, by auction on 3 May 2016 through Raine & Horne Commercial.

Leasing opportunities in the areas covered by North Sydney Cityscope include:

  • 101 Miller Street, North Sydney, a 35 storey commercial building with 37,519 sqm of net lettable area, which has office space of up to 15,614 sqm for lease through Colliers International North Sydney;
  • 504 Pacific Highway, St Leonards, a 10 storey office and retail building, which has office space of up to 9,000 sqm for lease through Hartigan Bolt and CBRE North Sydney; and
  • Symantec Place at 181 Miller Street, North Sydney, a 13 storey building with basement parking for 125 cars, which has office space of up to 5,500 sqm for lease through CBRE North Sydney and Colliers International North Sydney.
