Commercial Market Update – Parramatta Cityscope

The latest research from Parramatta Cityscope shows sales have declined in the quarter to March 2016. In the latest quarter there were 20 sales at a total value of $65.8 million, compared to 37 sales at a total value of $149.7 million for the previous quarter, and 56 sales at a total value of $492.4 million for the quarter to September 2015. The 12 monthly figures are also down, with 140 sales at a total value of $793 million for the year to March 2016, compared to 178 sales at a total value of $824.7 million for the previous year.

The table below shows sales recorded for the past eight updates of Parramatta Cityscope.

Notable sales in the March 2016 update of Parramatta Cityscope include:

  • A sandstone and brick house, a two storey hall and a swimming pool, used by the PCYC, at 10-12 Hassall Street, Parramatta, which sold for $30 million;
  • A large warehouse/showroom at 87 George Street, Parramatta, which sold for $9.5 million; and
  • A three storey building with retail on the ground floor and a storage shed at 263-265 Church Street, Parramatta, which sold for $8.3 million.

Properties for sale in the March 2016 update of Parramatta Cityscope include:

  • A 13 storey office block with basement parking for 47 cars at 126 Church Street, Parramatta, available through Colliers International Parramatta;
  • Wentworth Place, a seven storey office building with retail on the ground floor and basement parking for 90 cars at 9 Wentworth Street, Parramatta, through CBRE; and
  • Albion Hotel, a one and two storey pub with a parking area at 135 George Street, Parramatta, through Ray White Hotels.

Leasing opportunities listed in the March 2016 update of Parramatta Cityscope include:

  • A 12 storey office building with retail on the ground floor and three levels of above ground parking at 56 Station Street East, Harris Park, which has up to 6,000 sqm of office space available through CBRE and Steven Krulis Real Estate;
  • A 14 storey office building with retail space on the ground floor and parking for 332 cars at 130 George Street, Parramatta, which has office space of up to 4,440 sqm available through Dexus Property Group and Colliers International; and
  • Macquarie Towers, a 13 storey office building with retail space on the ground floor and parking for 180 cars at 31 Macquarie Street, Parramatta, which has office space of up to 1,989 sqm available through Khoury & Partners.
