Commercial Market Update – Chatswood Cityscope

The latest research from Chatswood Cityscope shows property sales have decreased in value for the quarter to March 2016. There were 36 sales recorded in the most recent quarter with a total value of $55.3 million, as compared to 39 sales recorded to December 2015 with a total value of $71.2 million and 30 sales for a total of $75.4 million for the quarter ending September 2015.

The 12 months leading up to March 2016 recorded 128 sales for a total of $241.4 million, a significant decrease from 175 sales for a total of $508.7 million recorded over the previous year.

Recent standout sales in Chatswood include:

  • 416 Victoria Avenue, Chatswood, a two storey brick building with ground floor retail and 414 Victoria Avenue, Chatswood , two 2 storey buildings merged with a net lettable area of 1,441 sqm, which were bought for $16.35 million;
  • 120 Penshurst Street, Willoughby, a high-clearance motor vehicle assessment and customer service building with mezzanine office area, which was bought for $6 million; and
  • 562 Willoughby Road, Willoughby, a 2 storey brick block of four residential flats, which was bought for $4.6 million.

Properties for sale in Chatswood in March 2016 include:

  • 688 Pacific Highway, Chatswood, a 2 level brick and concrete building, comprising 32 serviced studio apartments, unit 1, 692 Pacific Highway, Chatswood, a ground floor commercial unit of 205 sqm with parking for five cars in the basement and unit 2, 692 Pacific Highway, Chatswood , a ground floor commercial unit of 205 sqm with parking for four cars in the basement, available together through CBRE North Sydney and Colliers International North Sydney; and
  • Suite 2, 9 Railway Street, Chatswood, a commercial unit of 247 sqm with parking for three cars in the basement, at an asking price of $1.8 million through Loyal Property Chatswood.

Significant leasing opportunities in Chatswood in March 2016 include:

  • Solitaire, 12 Help Street, Chatswood , a 14-storey office building with three levels of basement parking for 193 cars, which has office space of 250 to 2,000 sqm for lease through JLL North Sydney and Cadigal Office Leasing North Sydney;
  • Zenith Centre Tower A, 821 Pacific Highway, Chatswood , a 21-storey building with retail on the ground floor, which has office space of 2,023 sqm for lease through Colliers International North Sydney; and
  • 29 Hotham Parade, Artarmon, an office/warehouse of 1,174 sqm for lease through Sutton Anderson.
