Commercial Market Update – Pyrmont- Ultimo Cityscope

The quarter update of Pyrmont-Ultimo Cityscope shows a decrease in both sales activity and total sales value. The most recent quarter had a total of 26 sales at a sales value of $41.5 million, as compared to 41 sales at a total value of $122 million for the quarter ending April 2015. The twelve month total sales figure now stands at $639.4 million for the year ending July 2015, with 141 sales recorded over that period.

Notable sales in the areas covered by Pyrmont-Ultimo Cityscope for the July 2015 update include:

  • 31-35 Bank Street, Pyrmont, a one-and-two-storey office and warehouse building with an apron and a loading dock to Bank Street with site area of 2,971 sqm was bought for $17.5 million;
  • 86-92 Harris Street, Pyrmont, a private carpark with 68 car spaces was bought for $7.26 million.
  • 33 Glebe Point Road, Glebe, a two-storey brick commercial building with the site area of 199 sqm was bought for $2.71 million.
  • 92 Glebe Point Road, Glebe, a two-storey building with ground floor retail was bought for $2.22 million.

Properties for sale in the latest update of Pyrmont-Ultimo Cityscope include:

  • 108-114 Miller Street, Pyrmont, a one-and-two-storey office building to Miller Street with the site area of 1,846 sqm is for sale through Savills.
  • Unit 4, 166 Glebe Point Road, Glebe, has retail space of 36 sqm area for sale through auction on 13 August 2015 through Doran Commercial.
  • Unit 3, 330-370 Wattle Street, a 43 sqm commercial space on the ground level is for sale through Lisa Chen Real Estate.

Leasing opportunities listed in the July 2015 update of Pyrmont-Ultimo Cityscope include:

  • Waite and Bull Building at 137 Pyrmont Street, Pyrmont, a five-storey brick building has office space from 220 to 730 sqm is for lease through Cadigal Office Leasing;
  • 45 Jones Street, Ultimo, has office space from 400 to 948 sqm is for lease through CMS Real Estate.
