Commercial Market Update – Norwest Cityscope

The latest research from Norwest Cityscope shows a decrease in the total value of sales over the last quarter. For the three months to July 2015, there were 44 sales at a total value of $24.8 million, compared to 35 sales at a total value of $64.6 million for the three months to April 2015, and the 38 sales at a total value of $148.1 million for the three months to January 2015.

The figures for the year ending July 2015, of 152 sales at a total value of $252.6 million, represent a considerable increase on those for the year ending July 2014, when there was a total of 139 sales at a total value of $97.8 million.

Notable sales recorded in the July 2015 update of Norwest Cityscope include:

  • 19 Brookhollow Avenue, Baulkham Hills, part of the Hills Corporate Centre, a two-storey building with single-storey warehouse space, sold for $2.7 million
  • Suite A311 and suite A312, in Norwest Sky City, at 20 Lexington Drive, Bella Vista were bought together for $1.4 million Suite A311 is a 229 sqm suite with ten car spaces and suite A312 is a 100 sqm suite with 5 car spaces.
  • Suite B113A, in Norwest Sky City, at 20 Lexington Drive Bella Vista, a 58 sqm suite with an associated car space sold for $984,000.

Significant properties for sale in the July 2015 update of Norwest Cityscope include:

  • The Quest Serviced Apartments development, at 24 Norbrik Drive, Bella Vista, to comprise 91 services apartments over 8 storeys and ground floor retail space and due to be completed in May 2016, is for sale at an asking price of $2.94 million through Resort Brokers Australia.
  • 8 Elizabeth Macarthur Drive, Bella Vista, vacant land known as Lot 6014, a 16,000 sqm corner block for sale via expression of interest closing 13th August 2015 through Savills.
  • 10-12 Brookhollow Avenue, Baulkham Hills, a three-storey office building with warehouse space plus basement parking is for sale via expression of interest closing 13th August 2015 through Savills.

Significant leasing opportunities in Norwest Cityscope include:

  • The Vantage Building at 7-9 Irvine Place, Bella Vista, a 5-storey commercial building with a cafe at ground level, undercover parking and a net lettable area 12,760 sqm, has 530 sqm available through Castlecorp Real Estate and Norwest Commercial & Industrial.
