Commercial Market Update – Adelaide Cityscope

The latest research from Adelaide Cityscope shows that commercial property sales in Adelaide have decreased for the quarter to July 2015. The latest quarter shows total sales figures of $70.5 million to July 2015, as compared with the $420 million to April 2015 and the $110.2 million to January 2015. The year to July 2015 shows total sales of $870.7 million, an increase on the previous year, which had $205.1 million.

This sharp increase is primarily due to the sale of Myer Centre Adelaide for $288 million in April 2015.

Adelaide Cityscope Quarterly Sales

Notable sales in the July 2015 update of Adelaide Cityscope include:

  • The Union Street Car Park at 11-29 Union Street, a 570 space 7 level parking station sold for $27 million.
  • Unit 3, Unit 4, Unit 5, Unit 6 and Unit 7, being levels 5 to 9 inclusive and 10 car spaces at 41-47 Hindmarsh Square sold in one line for $20 million.

Properties for sale in the July 2015 update of Adelaide Cityscope include:

  • 22-26 Peel Street, a 2 and 4-storey office building with 1,695 sqm, 28 Peel Street, a 3-storey sandstone office building with 228 sqm, TMVC House at 27-29 Gilbert Place, a single storey office building, 31 Gilbert Place, a 5-storey residential building with 446 sqm, Gilbert House at 33-37 Gilbert Place, a 2-storey office building with 975 sqm and 20-22 Currie Street, a pair of 2-storey retail buildings are for sale together by expression of interest through JLL Adelaide.
  • Commonwealth Bank Building at 94-106 King William Street, an 18-sotrey office building with 18,646 sqm is for sale through Savills and Colliers International.

Leasing opportunities in the July 2015 update of Adelaide Cityscope include:

  • 81-97 Weymouth Street, an 11-storey office building with parking for 100 cars has 17,878 sqm of office space for lease through Colliers International and JLL Adelaide.
  • 1KW at 1 King William Street, a 19-storey office building with 20,776 sqm has 12,500 sqm of office space for lease through Knight Frank.
  • 58-78 Franklin Street, a 19-storey office building has 5,600 sqm of office space for lease through Colliers International.
